Edmonton December 2011 Real Estate Market Update
Posted on Jan 9th, 2012 by JenniferOverall residential sales in the Edmonton and area real estate market recorded a typical seasonal slowdown during the final month of 2011.Overall listings in December declined by a significant 43.9% compared to listings new to the market in November.
Sales of single-family properties (366) were 31.2% lower than November sales; sales of townhouses (76) declined by 5% compared to the month before, and condo apartment sales (151) increased over November sales by 11.0%.
Single family properties changing hands recorded a median price of $349,950 (2.9% higher than during November), while condo townhouses and apartments recorded median sale prices of $217,000 and $213,500 respectively.
December 2011 results compared to this same time last year portrayed increased sales by 9.53% while median prices were higher for single-family properties and condo apartments by 2.3% and fell below December 2010 median sale price for townhouses by 5.7%.
Average days to sell recorded at 60 for all market segments.
