Edmonton's October Market

Single-family property sales (586) declined below numbers reported in September this year, but were 20.3% higher than sales in October 2010. The median sale price for single-family properties was $347,575 compared to $355,000 the month before and $341,000 one year ago. New listings of single-family properties totaled 979 during October, a decline from September new listings by 15.0% but more than double new listings in October 2010.
In the condo market, 176 condo apartments changed hands while 88 condo townhouses found new owners this October. The median sale price for condo apartments was $193,000, down by 5.85% compared to September's median and 7.7% lower than the median sale price last October. Condo townhomes recorded a median sale price of $235,500, 1.5% higher than the month before and 0.9% above the median in October 2010. Listings in each market segment declined compared to September listings - by 7.4% for condo apartments and 2.8% for condo townhouses. New listings compared to one year ago, as did single family properties, more than doubled.
Residential properties changing hands in September were on the market for an average of 58 days.
